If you bought a home in Cinco Ranch or elsewhere in the Katy area this year, the most valuable paperwork step of your first year is filing for the Texas residence homestead exemption with the right appraisal district. The headline is simple: most new owners file by April 30 of the year after they close, and which appraisal district you file with depends on the county your property physically sits in, not on the Katy ZIP code on your mailing address. This guide walks through the two timing rules and how to confirm the district, based on the Texas Tax Code and the appraisal districts' current guidance as of September 18, 2026.

What the exemption actually does

A residence homestead exemption lowers the taxable portion of your home's value for most tax purposes, which directly reduces the property tax bill on the house you live in. It also gives homesteaded properties a yearly cap on how much the appraised value can increase for most purposes, which matters in a market where values have run up. The specific exemption amount and the yearly cap have changed in recent Texas legislative sessions, so do not rely on a number you heard years ago; the appraisal district's current page for homeowner exemptions is the source to trust.

The April 30 deadline, and the one-year rule for recent buyers

Under Texas Tax Code section 11.43, the standard application deadline is April 30 of the tax year you are claiming the exemption for. For most people who close in 2026, that means you will first see the exemption on your 2027 taxes, and the deadline to file is April 30, 2027. Buyers who closed in the fall of 2026 have the whole period from closing through that date to file, which is why late summer and fall buyers get the strongest reminder.

There is a genuine exception worth knowing: for purchases after January 1 (Tax Code section 11.42(f)), if the previous owner did not already claim a residence homestead exemption on the property for the calendar year you bought it, you can receive the exemption for the rest of that purchase year on a prorated basis, as long as you apply within one year of the acquisition date. In the more common case, where the prior owner already had the exemption for 2026, your exemption simply starts with tax year 2027. Either way, ask your title company or look up the property's current exemption status, and file by the deadline that fits your situation. Filing is free through the appraisal district's online portal or by mail; you never have to pay a third-party service to file it.

Check the county, never the ZIP code

Katy spans three counties: Harris, Fort Bend, and Waller. Cinco Ranch addresses in the 77494 ZIP code generally sit in Fort Bend County, but generally is not a substitute for checking, because county lines do not follow ZIP boundaries. The appraisal district is set by county: the Harris Central Appraisal District (HCAD) covers the Harris County portion, the Fort Bend Central Appraisal District (FBCAD) covers Fort Bend, and the Waller County Appraisal District covers the small Waller portion. Look up your property's county on your deed, your settlement statement, or the appraisal district's address search using your exact address, then file Form 50-114 with that district.

Other first-year items for Cinco Ranch specifically

  • Register with the right homeowners association. Cinco Ranch is split between Cinco Ranch I and Cinco Ranch II, and your deed specifies which one your home belongs to; each association runs its own resident portal and issues its own amenity access cards.
  • Register new students with Katy ISD, and verify the school zone for your exact address first, because assignments vary by street and by high school zone across Cinco Ranch.
  • Set up utilities for a house you now own: electricity in Texas is deregulated, so you choose a retail electricity provider, and water and sewer are handled by the districts that serve your specific address. Confirm which providers and districts apply to your street; they differ across the community.
  • Keep the flood conversation honest at closing: flood risk varies by exact location, flood insurance requirements are set by your lender and zone, and Katy has real flood history, so ask direct questions about the property.
