Cinco Ranch Northwest: the newer side of the community

2026-09-30 6 min read By Carol Jukes, Broker/Owner

Cinco Ranch Northwest is the newest part of Cinco Ranch, built mostly between 2012 and 2018 on the Cinco Ranch II side west of Katy-Gaston Road. This spotlight covers where it sits, what the homes are like, the pools and recreation nearby, and the address-level details that still decide school zone, dues, and taxes.

If you want a newer home without leaving Cinco Ranch, Cinco Ranch Northwest is the section to know. It is the newest part of the community, built mostly between 2012 and 2018 on the Cinco Ranch II side, west of Katy-Gaston Road. This spotlight covers where it sits, what the homes are like, and the details that still come down to the exact address, because in Cinco Ranch they always do.

Where it sits

Cinco Ranch is divided by Katy-Gaston Road into two associations: Cinco Ranch I to the east and Cinco Ranch II to the west. Cinco Ranch Northwest is part of Cinco Ranch II, in the 77494 ZIP code; published sources place the section in Fort Bend County, though county, MUD, and tax jurisdiction should always be verified for the individual property. The two associations share amenities under a reciprocal-use agreement, so a Northwest address uses the same access-card system as the rest of the community.

The homes

Most Northwest homes were built between about 2012 and 2018 by a mix of builders, including Highland Homes, Perry Homes, and Village Builders (Lennar), among others. The section skews toward larger, mostly two-story floor plans with three-car garages, and a 2015 Community Impact feature on the section described homes ranging from about 2,500 to 5,500 square feet. Almost all of the new construction is done, so this is now a resale market.

One thing to verify before you tour: "Northwest" is a broad label, and the section includes several builder collections with different floor plans and lot sizes. The home you end up in depends on the specific collection and street, not the section name.

Pools, parks, and recreation nearby

The Northwest section sits near the Rollingwood Recreation Center and tennis courts, and the Cinco Ranch II association's published pool list includes two pools in this part of the community: Rollingwood Pool at 28421 Rolling Ridge Drive and Westridge Creek Pool and Splash Pad at 27527 Westridge Creek Lane. Residents also use the community's shared parks and trails under the same reciprocal-use agreement that ties the two associations together.

The address-level details

Three things about a Northwest home still depend on the exact address, and none of them can be answered with a neighborhood name:

  • School zone. Katy ISD assigns campuses by land use zone, and Cinco Ranch spans multiple feeder patterns. Use the district's SARA address lookup for the specific home.
  • HOA dues. Dues vary by section and are set by each association, so the official assessment for the specific property is the only accurate number.
  • County, MUD, and tax jurisdiction. Verify these for the individual property address, never by assuming a section-wide answer.

What this means for buyers

For buyers, Cinco Ranch Northwest answers a specific question: newer construction, larger homes, and a built-out community with mature amenities, all inside Cinco Ranch. The trade-offs are the usual ones for newer sections: a resale market instead of new builds, and school, dues, and tax details that need verifying for the specific address before an offer.
