This is the weekly Cinco Ranch real estate market update, published October 26, 2026, with the most current verifiable figures available on that date. Mortgage rates come directly from Freddie Mac's Primary Mortgage Market Survey (release dated October 22, 2026, the most recent weekly release). The Houston figures come from the Houston Association of Realtors (HAR), whose September 2026 report, published October 14, 2026, remains the most recent monthly report available as of this update; the October 2026 report covering October activity is not expected until mid-November. The Katy city-wide figures come from Zillow (reporting period September 2026) and Redfin (three months ending September 2026). Every metric below is labeled with its value, reporting period, geography, source, and access date, and the numbers are approximate and rounded for readability. They are public-market snapshots, not exact MLS data.

Editor's note: this update reflects the most current public data available as of the October 26, 2026 update.

The short version

The latest labeled data shows mortgage rates easing week over week, against a regional market with more inventory than a year ago. The 30-year fixed mortgage rate fell to 7.32 percent in Freddie Mac's October 22, 2026 survey, down from 7.40 percent the prior week. HAR's September 2026 report shows Greater Houston single-family closings at 7,030, down 5.7 percent year over year, with an average sales price of $421,311, up 0.7 percent, and a median sales price of $325,000, down about 0.3 percent from $325,990 a year earlier. Months of inventory held at 5.5 in September 2026, up from 5.1 in September 2025. For buyers that translates into more choices than a year ago, with financing costs that remain elevated even after the week's dip. For sellers it means pricing right from the first week matters more than it did in 2024 or 2025. None of this is a forecast; it is a picture of the market as the most current labeled public data describes it.

Mortgage rates

Freddie Mac's weekly Primary Mortgage Market Survey (PMMS) is the direct, authoritative source for weekly mortgage rates, and the release dated October 22, 2026 is the most current at this update's date. Both rates below are U.S. national weekly averages, not a Texas or Katy rate.

  • 30-year fixed-rate mortgage: 7.32 percent, down from 7.40 percent the prior week. Reporting period: U.S. national weekly average, Freddie Mac PMMS, as of October 22, 2026. Geography: national average. Source: Freddie Mac Primary Mortgage Market Survey. Date accessed: October 26, 2026.
  • 15-year fixed-rate mortgage: 6.68 percent, down from 6.71 percent the prior week. Reporting period: U.S. national weekly average, Freddie Mac PMMS, as of October 22, 2026. Geography: national average. Source: Freddie Mac Primary Mortgage Market Survey. Date accessed: October 26, 2026.

Greater Houston, for scale

For the regional picture, the Houston Association of Realtors publishes the official monthly market update for Greater Houston. The September 2026 report, published October 14, 2026, remains the most recent available at this update's date. The figures below are labeled as Greater Houston data, not Cinco Ranch data.

  • Single-family sales: 7,030 closings, down 5.7 percent year over year. Reporting period: September 2026. Geography: Greater Houston. Source: HAR. Date accessed: October 26, 2026.
  • Average single-family sales price: $421,311, up 0.7 percent year over year. Reporting period: September 2026. Geography: Greater Houston. Source: HAR. Date accessed: October 26, 2026.
  • Median single-family sales price: $325,000, down about 0.3 percent year over year (from $325,990 in September 2025). Reporting period: September 2026. Geography: Greater Houston. Source: HAR, Housing Market Update released October 14, 2026. Date accessed: October 26, 2026.
  • Months of inventory: 5.5 months, up from 5.1 months in September 2025, with 40,192 active single-family listings, up 6.3 percent year over year. Reporting period: September 2026. Geography: Greater Houston. Source: HAR, Housing Market Update released October 14, 2026 (September 2026 data) and September 2025 Housing Market Update released October 8, 2025 (prior-year comparison). Date accessed: October 26, 2026.

Greater Houston is a far larger geography than Cinco Ranch, so treat these as regional context, not a Cinco Ranch price point.

Katy city-wide, for additional context

Zillow and Redfin publish separate figures for the city of Katy as a whole, which is a broader geography than Cinco Ranch. They are included for context only and are not Cinco Ranch numbers. Zillow's most recent Katy figure covers the September 2026 reporting period, and Redfin's Katy figure covers the three months ending September 2026.

  • Average home value, Katy city-wide: approximately $330,372, down 3.2 percent year over year. Reporting period: September 2026. Geography: Katy, TX (city-wide, broader than Cinco Ranch). Source: Zillow. Date accessed: October 26, 2026.
  • Median sale price, Katy city-wide: approximately $342,000, up 0.5 percent year over year over the three months ending September 2026, with homes selling in about 51 days on average, compared with about 41 days a year earlier. Reporting period: three months ending September 2026. Geography: Katy, TX (city-wide, broader than Cinco Ranch). Source: Redfin. Date accessed: October 26, 2026.

A note on Cinco Ranch-specific data this week

This update normally leads with Redfin's figure for the Cinco Ranch community itself, but that figure still could not be reliably verified at the time of this update, for the same reason as recent weeks: the accessible snapshot of Redfin's Cinco Ranch page shows a reporting period that conflicts with the community figures published in earlier updates. The number is omitted here rather than estimated or carried forward. The sources section links the Redfin page if you want to check it yourself, and address-level numbers for a specific home are always a conversation, not a published number.

What the data suggests for buyers and sellers

  • For buyers: the September 2026 picture shows Greater Houston single-family closings down 5.7 percent from a year earlier, which points to a slower, more balanced market with more negotiating room than a year ago. Rates eased to 7.32 percent in the October 22, 2026 survey, but financing costs remain high, so get pre-approved before you look and talk to a lender about locking a rate, because weekly rate moves change the monthly payment.
  • For sellers: with the 30-year fixed rate at 7.32 percent in the October 22, 2026 survey, monthly-payment math is still a real factor for buyers, so pricing to current, address-level comps from week one matters. Overpricing now tends to mean a home sits and accumulates market days.
  • For everyone: public data lags the real market, and this update is one labeled snapshot as of October 26, 2026, not a prediction. Verify anything that matters to a real decision with current information for your specific street or home.
